GROUND FLOOR

Double living room of 44m² with fireplace, opening onto terrace and garden, equipped kitchen, wc, 1 double bedroom with shower room around a patio.
TV, internet, electric heating. The kitchen is equipped with a hob, a fridge + freezer, a microwave, sink, etc...

STAGE

The floor consists of 3 large double bedrooms with wardrobes, one of which has a solarium balcony. All the bedrooms have a sea view. A bathroom with washbasin, a separate toilet, the entrance hall (the parking lot is on the upper floor and a garage completes the upper floor.

The garage contains a washing machine, a second fridge and a freezer

ORIENTATION

All the rooms of the house are directed mainly towards the South with a view from the East to the West. Sunshine is guaranteed from sunrise to sunset.

VIEW

The view is dominant on the green zone and the sea.

The Villa is about 3km from the seaside, the center of Cagnes, the port of Saint-Laurent-du-Var, and 5km from the Hippodrome.

The airport is 7km away, the Nice Promenade des Anglais is 10km away.

Touristically speaking, the house is in the heart of the Côte d'Azur, equidistant from Antibes and Nice. Saint-Paul-de-Vence is 6km away.

The Italian markets of Ventimiglia (Fridays) and San Remo (Wednesdays) are less than an hour away.

Villa is located at around 3km from seashore, Cagnes city center or harbor of St-Laurent-du-Var.

Airport is at 7km.

The house is at the heart of the French Riviera: St Paul de Vence (6km), Antibes (10km), Nice and its famous Promenade des Anglais at 10km.
