Bay View Villa is a unique luxurious holiday villa with a private infinity pool with a stunning Sea view of the Famagusta Bay and the Mediterranean Sea. "Environment at the Villa": It’s a perfect combination of a luxurious, family and peaceful environment at the highest point of Protaras area.
Please have in mind that WE OFFER YOU ALSO STERLING RATE INSTEAD OF EURO RATE. Why worry about the Sterling Rate?No need to. We took the risk and fixed the rate for you. BUT ALWAYS IT IS UPON YOU TO CHOOSE THE CURRENCY YOU WANT TO USE.
WEDDING CEREMONIES or ANY OTHER EVENTS: Bay View Villa is also available to be booked for your wedding day through our exclusive wedding planning service but also BBQ events and party events are acceptable subject to owners consent. 7 nights minimum stay is obligatory for all above events and ceremonies.
EXTRA SERVICES
Airport Pick Up Service- Upon request
We have a minibus service and smaller cars who can bring you direct to the villa and take you back to the airport on the day of your departure. The minibus charges EUR 100 for each way (to and from the airport). If your group is coming with different flights, then we have smaller cars to accommodate.
Driver
You can hire our driver, who can take you anytime of the day, anywhere you prefer in the area, if this is a restaurant or to the beach, and take you back to the villa. This must be booked at least two weeks prior guests arrival.
Car Rental Service
We collaborate with a local company, which provides us the best rates in the area. No prepayment is required. The car(s) are waiting for you at the villa upon your arrival, with the key in the ignition. Drop off at the villa as well. Any payments are coordinated upon your arrival with the company employee, who will be waiting for you at the villa.
Minimum stay at the villa of 5 nights. The refundable security deposit of EUR 1000, is the standard for all stays and it is paid via Bank transfer at least one week prior arrival. Payment terms: 30% of rental fee in order to book the dates and the balance at least 60 days prior arrival.
Cancellation Policy: No refund.

We chose the Bay View villa to celebrate my 50th Birthday with friends and have have recently returned from a wonderful week's stay. The villa didn't disappoint from the moment we arrived.
We received a very warm welcome from George and the view as you walk through the door is stunning, and puts a smile on your face every time you enter. The villa is extremely spacious with large en-suite bedrooms and the outside space, BBQ/dining and pool area is perfect.
George and Andreas were both very helpful from the initial contact and available if we needed them throughout our stay.
We would highly recommend the private chef that George put us in contact with, on the two occasions we used Christos the food he prepared was fantastic and plentiful. The local recommended taxi company were also efficient and friendly.
We all had a truly wonderful time and would like to thank George and Andreas for making us feel so welcome and for giving us the pleasure of staying in their beautiful home.
We would highly recommend the Bay View villa and hope to return.

My family and I stayed at the villa for 10 days (varied in ages from 2 to 70) and we had an amazing stay. The villa really is as amazing as it appears on the pictures and I have to say really lives up to expectations. From the moment you arrive and walk up to that spectacular view through the house to just relaxing around the pool it never disappoints. There is plenty to do, the pool is great so you can spend your days relaxing or the kids can go crazy, there is a table tennis table, pool table and table football. The villa is so big it’s easy for you to find some quiet space and there’s a great outdoors BBQ and kitchen area for outside dining. There are no neighbours for miles so it's very quiet. We can't recommended this villa enough!

We were overwhelmed by the beauty of the house! It is like you are a moviestar. Big and very comfortable and a great view. Unfortunately we were unlucky with the weather and it was very cold. They brought us a heater which helped. Enough to do with tabletennis, footbal and pooltable. Big bedroom and great beds! Nice pool. BBQ and outdoor table. We chose to heat the pool , otherwise we could not have enjoyed it. Supermarkets are close by. Agia Napa is nice. We would like to be back!

We enjoyed a fabulous week at Bay View Villa to celebrate my 50th birthday. The villa is beautifully appointed, spacious and with great facilities. From when first booking Andreas was on hand to answer any questions and was so helpful in organising everything for our stay. Andreas arranged our transfers, car hire, shopping on arrival and a celebratory Cypriot Gala Meze dinner for my birthday which was simply beautiful and everyone had a great evening with wonderful food. We cannot praise Andreas enough for his attentive service and willingness to ensure you have a great holiday and we certainly did. George met us on arrival and showed us around the villa and popped back during the week and to see us off at the end. A lovely man who will do anything to ensure you have a great holiday. We all loved the villa and it’s amenities and stunning views over the coastline, it’s a very special place. George and Andreas provide a first class service and deliver it with professionalism and friendliness, a lovely family. Thank you for a fabulous holiday, we all loved it ?? We had a great stay with our family (6 adults and 5 children under the age of 8) at Bay View Villa. The location is very nice, a quiet area but not far away from the super market, restaurants and beaches etc. There is plenty of space inside the villa, only the main kitchen is a bit small. The outside area was also spacious with a nice kitchen and a BBQ area. The interior is fine, the beds are very good.
The large swimming pool is the topic of the house, therefore pool heating is recommended at this time of the year, especially for the kids. The owner Mr George is a perfect host and he is very helpful with for example arranging a mini bus, renting cars, doing groceries etc. We really recommend this villa.

The Villa is absolutely perfect for groups of friends or family stays. The location is ideal, close enough to restaurants and markets, but far enough from the hustle and bustle to be private and secluded. The view (from the hill) is perfect. The rooms are large, the pool gorgeous, and the house and outdoor large enough for promiscuity to remain pleasant :) The cherry on top remains the family, both father and son, both absolutely lovely. We will definitely go back next summer.

We as a family stayed at Bay View Villa for a week. We absolutely loved it. It was so huge that we felt it was like our own private hotel! All bedrooms had an ensuite and the outdoor area was just stunning. You will need a car. George the owner and Andreas his son were very attentive if anything needed to be sorted. If you book this Villa you WILL NOT be disappointed it’s beautiful.

We were welcomed by George, the property owner with a big smile on his face. We had to make a change in the hour of our arrival due to rental issues but fixing that wasn't a problem. Before that we were in contact with his son, Andreas over text and Leana over the website. They were all very professional and pleasant to talk with. George provided guide to close by supermarket, beaches, attractions and asked that we contact him if we have any questions.
Property is highly maintained. Impressive entrance and drive way. lots of place in the front parking area. A dirt road leads from the main road to the entrance but it didn't bother us - it's not too bumpy and not too long.
The backyard pool is simply amazing and the kids had a lot of fun. During our stay we once saw the pool maintenance guy coming over.
The back yard also has good size lawn, a sitting area, ping-pong table (balls and racket included), long dining table and a full size BBQ station. All in high quality.
In case that you're staying for more than a couple of days and need to wash clothes and/or towels then note that the washing machine is a bit small and its washing cycle is long. I recommended George to replace it.
Without a doubt, this place is of top standards. The kids had amazing time in the pool and around the house and it was great returning to it at the end of each day.

The villa didn't disappoint in any way. From the very first view through the open front door looking straight out to sea over the top of the infinity pool. Sparkling blue pool to deep blue sea and a beautiful azure sky!
Our family group of 12 found plenty of space to enjoy the villa whether swimming, lazing by the pool or napping in the shade. We really enjoyed the outside bbq area and made the most of eating every meal outdoors.
The local town of Protaras has nice beaches, cocktail bars and we ate in some excellent restaurants. We particularly liked Yianna Marie and Nava.
Before the trip George, Andreas and Leana were incredibly helpful and George was on hand during our stay to assist at a moments notice. We would all happily return to this villa and have no hesitation in recommending it!

Mr George gave us a warm welcome to the stunning Bay View Villa as the 10 of us, three generations, arrived via minibus from the airport. Together he and Leana had arranged for hire cars to be waiting for us at the villa. They’d also arranged for Chef Christos to cook traditional Cypriot food for us on two nights, some on the huge outdoor BBQ. Christos produced copious amounts of delicious dishes. Mr George also arranged and delivered a birthday cake. He couldn’t have been more hospitable.
The infinity swimming pool was stunning, the kids, and the adults, loved the pool. The views are stunning, sunsets are a dream. It is hard to describe in words just how relaxing, peaceful and enjoyable our stay was. Bay View is huge, there's plenty of room for everyone to have their own space.
The whole experience was really well managed, during the planning stages and while we were there. All of us thoroughly enjoyed our stay and would not hesitate to return and recommend Bay View Villa.
We were a group of 6 couples and spent a wonderful week at this really luxurious villa. Lots of room for everyone to have some privacy if wanted and a fantastic pool and patio including a large BBQ area. The main kitchen is a little bit small compared to the rest of the villa (if you want to cook for 12 adults!) but well equipped and enough fridges all over the place. George, the owner, was very uncomplicated, friendly and helpful, gave us many tips about where to find good places to have dinner or for sightseeing.

Words cannot describe how Beautiful Bay View Villa is. I had booked Bay view villa from the 3rd September 2017 to 10th September 2017 for the week of my wedding. Initially i was very sceptical as i have never visited the villa i had only seen pictures. I am glad i had booked it because Bay View Villa is more beautiful in person than the pictures. When we arrived Mr George Was at the villa to welcome my family and i and he was very helpful and giving us information on restaurants and supermarkets. Anything we needed during the week he was only a phone call away. One morning he bought us fresh Figs :) We had a lovely time in the villa and being able to have our wedding reception & Ceremony in a private location was beautiful. We are always going to have great memories. I highly recommend Staying at Bay View villa its very peaceful and quiet with beautiful surroundings. I honestly don't have anything bad to say at all! I recommend renting a car as it is up on a hill and not many Taxi's will drive up there. Leana ( Mr George's Assistant who manages his property ) was very helpful and arranged the rental cars for us to be delivered to the villa once we arrived. She was always there to answer any questions we had. Over all we were very very happy with the villa and the service provided by Mr George and his team :)
This beautiful meticulously built Villa was the best choice we could have made for our visit to Cyprus. Being a group of ten adults and three children it couldn't have been any better. All the bedrooms are with ensuite bathrooms and air-conditioning and very important window blockers to sleep in all day if you like. the common area is enormous with no less than three sitting areas with wall to wall floor to ceiling windows so you can always enjoy the views. The kitchen in small in proportion but very comfortable to cook in. BBQ area and outdoor entertaining is the cherry of the cake for this house, simply perfect mediterranean feeling. The owner is very helpful and friendly and assisted us in every query we had, he also brought us fresh Cypriot figs from his fields in the vicinity of the house. We had lovely dining in Cyprus the food was always freshly made and healthy. We visited several places on the island and the excellent roads and signs made it very easy to get from one place to another.
Full credit due to George and family. Lovely place, lovely location. Perfect hosts. Would never hesistate to go back or recommend to others.
Had a five day break here with work colleagues. What a fantastic place.
As soon as you walk in, you can tell that the villa has been built to the highest standards. Everything is of the highest quality. All six bedrooms have en-suite facilities, there are three kitchens and countless large sofas, both indoors and out.
There is a large bar-b-que with a separate fridge for drinks and food.
The large pool has its own toilet and shower room.
For entertainment, there is table tennis, pool table and bar football as well as a music player and large screen TV.
The villa is located up a dirt road, high up on a hill overlooking Protaras which is a five minute drive away. The views are fabulous. Total peace and quite as there are no Villas nearby. For security, the electric gate at the entrance to the property can be closed remotely from the lounge in the villa.
The owner, George, is a real gentleman. Very knowledgeable, friendly and helpful. He is always available to help and give advice on good local restaurants and the location of supermarkets and the best beaches.
I will be returning for a family holiday in December.
I would definitely recommend this villa if you want a stress free, quiet holiday.
We stayed as a group of 12 (two families) kids ages from 4-15 for two weeks in August. I had viewed the Villa last year and knew what to expect, it’s visually stunning! All rooms are huge with excellent shower facilities.
The owner is always on hand for any questions and will assist on Taxis, restaurants and car hire all for an excellent rate.
This villa is located off-road and will require a car (taxis are available but will become expensive if leaving the villa daily, usually €20 a trip into town).
The pool area is truly amazing, the scenery from the pool is stunning with various plants and trees covering the barren area. We have a large group of family members staying close to us and they came up on two separate occasions and there was always more than enough room. The actual pool is brilliant for small kids with the depth and width and big enough for adults to enjoy themselves!
Mr George was a true gentlemen and was very helpful and nice person to now have met. He can truly assist you with your whole holiday and the evening where he and his wife prepared food for 20+ guests which was out of this world is a MUST for anyone staying! They are truly lovely people who want you to experience Cyprus in its best possible light!
I would recommend this villa without a hesitation.
We chose the house because of its size and private location. We are 4 couples in our early 40s with 8 children varying from 1yr to 9yrs old. The house is excellent and its unique location made our stay exceptionally pleasant. The house is very big filled with luxurious touches all over. It is perfect for calm and private vacations with all the luxuries that a 5 star hotel can provide. We strongly recommend it and we will stay again in the future.

This is undoubtedly one of the best " high -end " Villas to rent on the island . The property is in all senses immaculate . It is spotlessly clean , extremely well finished and equipped and furnished well . High end fixtures compliment the extraordinary build quality , location and views . The owners were always on hand to help in any way they could and are super nice people . The amenities abound and the TV's with full English cable ( as well as cable in several other languages ) were much appreciated . I have no doubt that we shall stay here again and have absolutely no hesitation in recommending the property to anyone . This is as good as it gets !!!

This villa is absolutely gorgeous and just as good as it looks on the photos. The view is beautiful and can be enjoyed not only from outside, but also from behind the full width patio doors and all the upstairs bedrooms. As others have commented, George is an extremely good and conscientious owner. He was there to meet us and show us round the villa and gave us hints on where to eat. When we couldn't remember where he had recommended, we text him and he text straight back with recommendations and telephone numbers. The position of the villa is ideal - completely secluded but a few minutes in the car to the town and supermarkets. Everything was beautifully clean and well looked after. We would have no hesitation in recommending this villa.
I'd read the reviews and new that this villa was going to be pretty special but when we arrived it took my breath away. Situated at the highest point in pathos looking over the bay the situation was ideal. The views are breathtaking - especially looking out over the infinity pool and not being able to tell where the pool stops and the sea starts. The pool was a real highlight for our group and there wasn't a day we weren't in it. Meaning that everyone had their own privacy and ensuite but could also make use of the huge and fantastically decorated communal space. The glass doors along the front of the property open completely making it easy to enjoy the entire villa.
We had every amenity we could've asked for and George and his lovely wife couldn't have done more for us. From meeting us on arrival with a traditional Cylriot drink and baked cake to bringing us fresh peaches from their orchard in the morning.
The location was ideal and just a short 5 minute drive from the main area of Protaras and it's beautiful beaches. Konnos bay is a must!
I could go on and on about all of the wonderful things about the villa and the location. I would highly recommend this to people who want a luxurious and relaxing holiday and thanks again to George and his wife for their wonderful hospitality and letting us borrow their beautiful home.
Went here a week ago with a group of friends from school, there were 13 of us and 1 child (14 months). This place is absolutely incredible, the real thing is better than the pictures on the website! We booked private transfers from the airport and had given them the GPS location of the villa but they could not find it exactly...I gave them the telephone number for George (Villa Owner) and he guided them in with no problems. George met us at the villa and is one of the nicest men you will meet! He explained the villa features, electrics, water heating, air-con and things to remember around the pool/bbq...he was a great help and easy to get along with.
The BBQ itself could do with a couple more cooking racks but we made it work with what was there. There are fire-lighters but you have to get your own charcoal (local petrol stations are the best for charcoal).
The Kitchen is quite small (max 2 people in there when cooking is going on) but there are 2 other kitchens with sinks and fridges where we kept all the ice and drinks so that people didnt have to go into the main kitchen.
On the last night George, his wife and their son Andreas came to check the villa over and locked up once our transfer had collected us all.
They are lovely people and have the perfect villa. We all recommend staying here and would go back!!!
You couldn’t imagine a more beautiful villa to stay in. What you see in the pictures is just a taste of this brilliantly designed villa. Peace and quiet a place you wont want to leave. Yet only 5 minutes drive from the center of Protaras and the amazing beaches the villa is perfectly equipped with everything you can think of. Clean and comfortable furniture and beds; lots to do in the villa and surroundings for all ages and to top it all it is Spotlessly clean and the owners are very kind and friendly
Before we arrived I wondered if the Villa could match the spectacular photos we had seen on the website. We were not disappointed. The high standard was exclaimed by us all when we first arrived and explored the numerous rooms and outside bathing area. The owners ( George and his son and wife ) had furnished the villa with pieces of original artwork and beautiful chandeliers. It made the whole place feel more like a 'Filmstar' set. Yes, of course it was hot but the villa and infinity pool had numerous sofa/lounge areas around the sides where it was easy to slip away and enjoy the cool breeze that arrived each day. Pure bliss I would say. The owners were attentive to our needs. George would pop in every couple of days bringing fresh figs from his own allotment nearby. We all loved the say and as a party consisting of two small grandchildren along with uncles and aunties and grandma of 86 it served all our needs and more. It was a very special experience for us all.
My husband and I booked this beautiful villa for our wedding reception. We stayed there for a week with our wedding party and it ended up being a wonderful experience. Besides the luxury and the comfort of the villa, it was big enough for everyone to have their own privacy.
Also, it is conveniently located 5 minutes away from the centre which makes it easy to go out and explore the area.
Our wedding reception was private and elegant and impressed all our guests.
If you are looking for comfort, privacy and luxury, I highly recommend this villa.

5 stjerners bolig som ligger alene på en topp med fantastisk utsikt over Protaras. Alle rom er i meget god standard. Uteområdet er supert med en liten plen og flott basseng. God plass til å spise og sofa til å slappe av i. George, huseieren er veldig hyggelig og behjelpelig. Anbefales på det sterkeste!

Eine fantastische Villa für erholsamen Familien Urlaub mit Freunden. Wir waren 3 Familien mit total 7 Kinder und genossen jede Minute in diesem top eingerichteten und ruhigen Haus. Der Besitzer war stets erreichbar und half prompt und zuverlässig.
Würde jederzeit wieder dieses Schmuckstück buchen.
We chose this villa for our honeymoon/vaccation together with another couple, and we did not get disappointed. A lot of space, a peaceful and quiet place, lovely infinity pool and good service.
