Description
These old Tuscan buildings have been lovingly restored into self-catering holiday homes from a 300 year old farmhouse and its estate.  

The properties are located 1,500ft above sea level, surrounded by chestnut and acacia woodlands of the Villa Basilica Region of Tuscany Italy. 

The air is clear, our own spring water pure; above all there is no noise or light pollution. Guests returning from holiday are relaxed, refreshed and de-stressed and have found it to be the most perfect base for exploring this beautiful region.

It is within easy reach of wine regions, the beautiful towns and cities of the area, such as Lucca, Florence, Barga, Vinci, Siena, Pisa, the Cinque Terra and the coast.

The stunning scenery is dramatic at any time of the year and the properties can be enjoyed in all seasons. With the Autumn and Winter months, come the fabulous seasonal foods of the region. The open fires and under floor heating make these cooler months at Farmhouse just as inviting as in the Spring and Summer.

The Large Farmhouse

This end of the main house sleeps 9. (An interconnecting door can be opened into the Medium farmhouse to sleep a further 4).

It has a huge sitting room, 24ft square with a large Tuscan fireplace, and comfy sofas. There is a quarter sized snooker table and a cupboard filled with books, information, games, CD player etc. This room leads onto a large terrace.

The connecting spacious 22ft long kitchen/diner is fully fitted with chestnut units and granite worktops, with double sink, hob, oven, fridge/freezer, dishwasher, microwave and a 12ft long antique mahogany dining table with fourteen matching chestnut chairs.

This room leads onto a large terrace and car park.

Upstairs, there are four large bedrooms, two of which have king sized  beds, one with three single 3ft beds and one with two 3ft beds. The bedroom furniture comprises chests of drawers, cabinets, chairs and hanging rails.  

There are two tiled bathrooms, with one having a bath with shower over, bidet, WC and wash basin and the other having shower cubicle, WC and wash basin.

Facilities

GENERAL INFORMATION
 
All the floors (except the first floor in the metato) are tiled, with underfloor heating throughout. The walls are white rendered and the ceilings traditional chestnut beams and terracotta tiles. All doors and windows are in planed and polished chestnut with wooden shutters and retractable insect mesh screens.

Our caretaker lives in the next house to us, a quarter of a mile away, should you have need of anything.

Our land covers about 30 acres, all wooded and terraced. The views from all points are superb, and you can even watch buzzard hunting in the valley below you when on the terraces.

There is a full time gardener, who cuts the grass and waters the flowers in this very verdant part of the world.

Amenities : CD Player, books, snooker table, board games, jig saw puzzles.

General : All bed linen provided, all bath towels (but not swimming pool towels).

In other rooms: Huge living room with open fire, large kitchen/dining room.

Swimming pool : Exclusively for those staying in Ferchia.

Internet access : WiFi - no charge

Outdoor facilities : Extensive gardens, grounds and woodland, paved terraces around the houses and swimming pool, boules court, local walks.

Parking : Large car park.

Suitability : The Property is set in terraced woodlands and so have steps both inside and outside. Thus wheelchair access is difficult.


CENTRAL HEATING
 
There is an underfloor heating system with a thermostat in each room that can be adjusted as you wish during the colder months. The 2 open fireplaces burn lots of logs and provide plenty of additional heat. As do the wood-burning stove in the Villa and the Metato. There is a plentiful supply of wood for burning.

WATER

We have our own water supply that comes out of the mountains some 500 metres away. It is perfectly drinkable straight from the tap. We have recently had it tested for purity, and it was 100%.

MISCELLANEOUS
 
At the back of the house is the utility room, complete with a washing machine, double sink unit and the boiler.

There are tiled terraces leading from the large car park, in front and behind the main house, and on to the Metato and the swimming pool where there are further tiled sun terraces. Sun beds, sun umbrellas, tables and chairs are all at the property.

Babies are welcome, we have a cot, high chair and playpen available.

WILDLIFE

There are wild boar in the woods around us and also porcupine. Plus the usual deer, fox and pine martens. On the house walls and (outside) and the terraces are lots of different types of lizard such as three toed skink, lovely butterflies and all sorts of other wonderments for the natural history observers. Now that the hunters have stopped shooting the song birds in our locality, the bird song and especially the dawn chorus is extensive.

Terms and Conditions
Payment Policy
Minimum notice of booking 48 hours. Apply to the owner for discounts for lets of 2 weeks and over. Payments. A non refundable deposit of 10% of the total upon booking, the remainder due 30 days before the let starts. Plus a 10% returnable damages deposit upon final payment. This damages deposit will be returned once the caretaker has inspected the property.
