Description
Originally a mill house with adjoining tobacco drying tower, the restored house features ceilings with exposed wood beams or barrel vaulting and terracotta tiled floors throughout. The kitchen is designed for modern convenience rather than purely rustic charm, the dining area has a lovely open fireplace and the whole house has a comfortable home from home appeal.

The shaded wisteria covered terrace and thick stone walls keep the interior cool in summer. The swimming pool is of ample size and features an intermittent gentle current against which one can swim on the spot! There is also a gazebo and terrace with benches and table above the swimming pool.

The house is larger than it looks at first as it is built on a slope in a quiet valley setting so that from the pool only two floors are visible but there are in fact three! It will accommodate up to five with ease so is ideal for couples or a family, having exclusive use of the house and swimming pool. On the ground floor there is a spacious sitting room with an arch through to the kitchen with dining table and fireplace.

Both rooms open onto the shaded terrace along the length of the house. A wide spiral staircase leads to a hall with access to the twin aspect single bedroom, bathroom and a lovely large room, again with dual views, and two queen sized beds. On the top floor is a large double bedroom with panoramic view across and along the valley.

The nearest village, San Leo Bastia, about three kilometres away, has a great pizzeria, a couple of bars and shops with other good restaurants and facilities nearby. Cortona is the nearest hilltop gem, eighteen kilometres over the hills, while Città di Castello and Perugia are within easy reach. Gubbio, Assisi, Lake Trasimeno and Arezzo are not far off whilst Urbino, Florence, Siena are also accessible. Make day trips, tour as you wish, soak up the arts and culture, festivals, cuisine or relax by the pool in quiet Tuscan countryside – a perfect recipe for a great holiday break!

Ground Floor:

There is an electric oven that is built in at a convenient height, plenty of cupboard space, light coloured marble worktops with a sink, a four ring gas hob, stand alone fridge with freezer compartment, extendable wooden table with chairs, necessary kitchen appliances, utensils, crockery and a lovely big open fireplace. Although we do not offer a washing machine for the short term stays of most guests, there is a clothing rack, folded and tucked away unobtrusively, and pegs for hanging out any towels and hand rinsed clothes. A spiral staircase leads up to the floors above from the kitchen/breakfast room.

From the kitchen/breakfast room there is a wide arch of exposed stone giving access down a couple of steps to the lounge. The ceilings in both the kitchen and lounge have beautiful terra cotta barrel vaulting. A pair of deep armchairs, large sofa and a coffee table form part of the furnishings. In a small desk there are lots of leaflets about various local places of interest and a bookshelf and cupboard has a good selection of board games and books which guests are free to use.

Both the rooms give access to the wisteria shaded terrace along the length of the house where a table and chairs offer an lovely spot for eating al fresco and a set of wicker style chairs, small sofa and coffee table offer a relaxing seating area.

A house guide with a red cover is left in the lounge with general points about house and the area. In the kitchen there is also a pin board with lots of restaurant cards.

Upstairs:

Lovely dark wooden roof beams support the tiled ceilings in all the rooms on the next two floors.

A small hallway with a further bookshelf gives access to the three rooms on this level.

The bathroom is actually equipped with a generous sized shower cubicle rather than bath, a bidet, wc and washbasin.

The single bedroom has a dual aspect and is simply furnished with a hanging space for clothes, chest of drawers, tables and a chair.

The furnishings of a large guest room with old terra cotta tiles includes two queen sized sofa-beds, a large armoire that contains the supply of linen, towels and spare light bulbs, a chest of drawers and a hanging space for clothes. As the house is situated on a slope, the external door from this room leads out to the garden on the upper side of the house facing towards the swimming pool.

At the top of the house there is a large double bedroom, again with hanging space for clothes, a chest of drawers and chairs with a panoramic view across and along the valley.

Garden and Swimming Pool:

The private pool measures 8 x 5 metres and is 3 metres deep at one end. It is situated on a slightly higher level than the house giving a panoramic view across and along the wooded valley. There is a gentle current coming on from time to time from the filtration unit at the deep end of the pool and so you can swim against it and effectively go for as long as you like without having to do lengths! At the shallow end there are curved Roman steps that lead down into the pool. Do please take the usual care with running, jumping, diving, general exuberant behaviour and especially with regard to young children/adolescents for we do not take any responsibility for accidents on the property.

There is often a gentle breeze up by the poolside that prevents you becoming too hot. You can spot high circling birds of prey and swifts sometimes dart around and in the evenings even swoop down to skim the pool.

At the top of the garden there is terra cotta platform with table and a couple of benches under the shade of a covered pergola from where you could enjoy a fine view.

At the bottom of the driveway there is plenty of space for parking several cars. After the diversion of the stream, all one now sees of where the water used to enter the mill are the large worked stones of the walls and the old steps set into the side wall there. In the cellar there used to be the wooden mill wheels with paddles which powered the large stone grinding wheels. Above the doors are inscribed dated tablets recording when the mill was built and then rebuilt in the present location.

Payment Policy
The desired minimum rental period is for seven nights with the usual changeover day on Saturday. Please contact me if you would like to stay but, if a Saturday arrival and departure is difficult, flexibility is be possible. Guests should please depart no later than eleven in the morning, allowing time for the housekeeper to prepare the house for the next guests who should arrive no earlier than five in the afternoon. It would also be appreciated if guests could collect the keys no later than eight in the evening as it is always easier to locate somewhere new in daylight hours. Once the booking is confirmed and paid in full, directions and instructions about key collection will be provided. If you are happy to book a holiday period we request that you confirm the booking by making a deposit of £250. This will also double up as a fully refundable deposit against breakages and will be returned after your stay, assuming no disasters! The full payment should be made by two months prior to your desired holiday date or on confirmation of the booking if the planned holiday is sooner than that. A refund of 50 % will be made if notice is given at least one month prior to the holiday start date and, if alternative guests can be found for the cancelled dates, then a full refund can be made.
Cancellation Policy
100% refund if you cancel at least 30 days before check-in. 50% refund if you cancel at least 14 days before check-in. No refund if you cancel less than 14 days before check-in.

Casa Molino is a wonderful self catering holiday property in a splendid and secluded location. It is ideal for switching off and relaxing. This converted mill with gardens and swimming pool sits in lush and wooded countryside with vistas across and to the head of the river valley. The accommodation is roomy and comfortable and the house, gardens and pool are well kept and maintained. Trestina, the nearest local village, is well equipped for provisions and supplies and there are good choice of restaurants in the vicinity. For cities and towns of cultural and historical interest such as Cortona, Citta di Castello and Gubbio and are with in easy reach by car. We highly recommend it.

sehr romantisch, wunderschönes Ambiente, Platz für echte Erholung +/- wirklich sehr abgelegen +/- kein Handyempfang – Ausstattung (Küchenutensilien/Pfannen, Fliegengitter, etc.) schon sehr in die Jahre gekommen und tlw. kaputt + wirklich toller, riesengroßer Pool mit schönem Blick auf das Mühlenhaus + Pool wird regelmäßig gepflegt / gereinigt + schöne Ausflugsziele innerhalb einer Autostunde erreichbar + WLAN funktioniert gut, auch für streaming + sehr gute Pizzeria mit nettem Gastgarten im nahegelegenen Ort San Leo Bastia – alle Restaurants öffnen erst um 19h, suboptimal für Kleinkinder + pandemiegeeignet, da so abgeschieden ?? + Michael ist sehr freundlich und bemüht, hat auch bei Problemen sofort jemanden geschickt um sich darum zu kümmern + alles in allem der (fast) perfekte Urlaub für uns, und wir haben uns endlich wieder mal wirklich gut entspannt, ab von der Hektik des Alltags!
