Description
La Leopoldina is a classic example of rural land reform carried out in by the Grand Duke Leopold II and was restored in full respect for its original style and with the same care in selecting materials and colors.

La Leopoldina is situated near to San Donato in Collina, only 14 km from Florence, well connected to many art sites, and is surrounded by olive groves, vineyards and forest trees: an ideal place for a restful and cultural holiday. The villa is entirely equipped with ecological, sustainable energy sources, as solar cells for electricity and geothermic system for heating and refreshment of air.

The separate "Fitness House" with hydromassage, sauna, equipment for gym and bar, is located half way between "La Leopoldina" and "Villa Il Forte". Its use will be exclusive for the first clients who will reserve it for an extra cost. The orientation of the common areas of the two villas (pools, dining rooms, barbecue ...) ensures complete autonomy and intimacy to each of the two residential areas.

ACCOMODATION

La Leopoldina can easily accomodate 15 persons (4 in the adjacent dependence) in luxurious comfort. Available facilities: refreshment of air, heating, fireplace, satellite TV, internet connection, washing machine, dryer, baby bed (upon request), barbecue, private swimming pool, parking place. The kitchen is professionally fully equipped. Here you will find a dishwasher, oven, stove, double sink, large fridge, American Coffee maker and more.

Please note: Refreshment of air produced by geothermal energy. That means that the air will be refreshed circa 10-12 degrees lower than the outside temperature. E.g., outside is 30 °C / in the house about 19-20 °C

The main villa is divided in two floors: on the ground floor there are a large living/dining room with direct access to a terrace with spectacular views, office/breakfast room, professional kitchen. On the same floor there are one double bedroom with ensuite bathroom with shower (equipped for disabled person if needed), and a single bedroom with half bathroom.

On the first floor there are a king size bedroom with ensuite bathroom with shower, a king size bedroom with ensuite bathroom with shower and bathtub, a double bedroom with ensuite bathroom with shower and a bouble bedroom with ensuite bathroom with shower and bathtub.

A music room will welcome you in the former pigeonry with 360 degrees view.

Adjacent the Villa there is a dependence (60 mq) with sitting room with kitchenette (and fireplace), king size bedroom with ensuite bathroom with bathtub and double bedroom with ensuite bathroom with shower. THE DEPENDANCE IS ONLY RENTED TOGETHER WITH THE VILLA.

GARDEN & SWIMMING POOL

In the garden you find a gazebo organized for dining al fresco or just relaxing. The swimming pool (6 x 12 and deep from 1,20 to 2,80 meters) is open from April to October. For children safety the pool has been completely fenced with a wooden railing and a gate.

Please note: the pool can be heated by geothermal energy. This system can raise the temperature by 5 degrees Celsius. Dressing room / closet of 15 mq. A full bathroom with shower is available for the guests.

The area around the villa is arranged as a country garden, including centuries old olive trees. A beautiful BBQ covered area is equipped with table and chairs to eat outside.

LOCATION

La Leopoldina is located near to the village of San Donato in Collina, where you can find restaurant, grocery, bank, post office and chemistry. This town is only 14 km from Florence and with a bus connection to the old town of Florence. There is quick access to the motorway and also a frequent bus service into Florence.

La Leopoldina is within easy reach of the most important Tuscan places of interest. The nearest airport is in Florence (about 30 minutes away).

These prices do not include booking fees: Euro 20 per reservation, PRICE INCLUDES : electricity, water, gas; change of bed sheets and towels (pool and bath) on Wednesday and Saturday; 4 hours per day from Monday to Saturday of cleaning (2 persons for 2 hours); refreshment of air; heating; Wi-Fi internet connection; wood for the BBQ., PRICE EXCLUDES : final cleaning: Euro 500, EXTRA SERVICES (UPON REQUEST) : fitness house: Euro 1,000 per week (with exclusive use for the first clients who reserve it) + Euro 100 of final cleaning; extra cleaning; cook., CHECK IN : from 4 p.m. to 8 p.m., CHECK OUT : within 10 a.m., SWIMMING POOL : open from 01 April to 31 October, SECURITY DEPOSIT : Euro 1,000.00 in cash or credit card, Conditions: DEPOSIT: A deposit of 25% of the total letting price is payable at the time of booking. It may be paid by credit card or wire transfer. Upon receipt of your deposit you will be sent notice confirming your payment with contact and arrival information., BALANCE: The balance is due no later than 56 days (8 weeks) prior to the beginning of the letting period and must be sent to the owner via wire transfer or credit card. Cancellation Policy
In the unfortunate event of you needing to cancel all or part of your holiday we will have to charge either: a) deposit only - if cancellation is received more than 8 weeks before letting, or b) Total rent - if cancellation is received less than 8 weeks before letting.

Hi Manola, yes we are all safely home after a great experience. The villa was just super, everything we hoped for, situated in superb scenery in a protected area we could indeed enjoy and relax. We visited some great cities,Florence of course and Siena,Pisa and Lucca,even Greve in Chianti lovely and tasty! Only one minor point,that country road leading to the villa really needed repairs! However that very friendly Lady that came to see us one day (the owner I believe?) told us little could be done about it cause it was entirely up to the province well if the province allows building in a certain area,they should maintain the infrastructure! It was my first time in your beautiful country Manola,and I’m sure to come back.
